If you are buying a commercial/industrial property, your purchase contract will normally include a Due Diligence Clause. This section of the contract will give you a stated period of time - normally 15 to 30 days - to investigate the property and to determine if any defects or conditions exist that would cause you to desire to cancel the purchase and have any deposits returned to you.
